Start with the roof, not the product
Every metal roofing company in this market will tell you metal lasts longer. That is true and it is not useful, because it does not help you choose between a standing seam system at $12–16 per square foot and an exposed-fastener panel at a third of that.
The choice is driven by three things: the pitch and complexity of your roof, whether the surface is visible from the street, and your holding period. A simple gable on a shop building and a valley-heavy roof on a St. Michael two-story are not the same job and should not get the same recommendation.
If your attic is under-ventilated or leaking heat, fix that first. A new roof over a failed attic will ice-dam exactly like the old one did. We assess ventilation on every quote, and it is a service in its own right.

As a rough guide: standing seam for a primary residence you intend to keep, steel shingle where appearance matters or an association restricts the look, and exposed-fastener panel for shops, barns and detached outbuildings where cost per square foot governs.
Pitch matters too. Below 3:12 your options narrow sharply, and some panel profiles are simply not rated for it.
Yes. Most of our repair work is on roofs installed by someone else — commonly backed-out fasteners on exposed-fastener panel, failed pipe boots, or seam separation where thermal movement was not allowed for.
We will tell you honestly if a repair is throwing money at an assembly that needs replacing.
Our work is metal. If your roof is better served by architectural asphalt — and on some low-slope or short-hold-period houses it genuinely is — we will say so during the assessment rather than sell you a system you do not need.
